Tell us what the house is doing
The more specific you are, the more useful the first visit is. A contractor who arrives already knowing which side of the house is dropping will spend the visit measuring rather than interviewing you.
Worth including
What makes the first visit useful
- Which rooms feel out of level, and whether it is one end of the house or the middle.
- Where the cracks are. Interior drywall, exterior brick, or both, and whether they run diagonally from door and window corners.
- When you first noticed, and whether it changes between wet and dry seasons.
- Slab or pier and beam. If you are not sure, say so; the age of the house usually settles it.
- Any plumbing history. A slab leak or a sewer problem changes the diagnosis completely.
- Whether you are selling. A transaction timeline changes what is worth doing.
After you send it
What happens next
A foundation contractor covering Carrollton receives your details and contacts you to arrange an elevation survey. That survey, plus a Professional Engineer's assessment, is what Carrollton requires before a repair permit can be issued, so it is the necessary first step regardless of who you eventually hire.
If the answer is that no repair is warranted, that is a legitimate outcome and worth hearing. Not every crack is structural, and correcting drainage is sometimes both the cheaper and the more durable fix.

Permits and the city
Permit applications are handled through Carrollton's CityServe portal. The Building Inspection division answers questions directly on 972-466-3225. That is the city's own line, not ours, and they will confirm the permit requirement independently of anything we tell you. We would encourage you to check.
