Slab foundation repair in Carrollton
Most Carrollton homes built from the 1960s onward sit on a single concrete pour laid directly on Blackland Prairie clay. When that clay moves unevenly, the slab goes with it.
The mechanism
What is actually happening
A slab-on-grade foundation has no basement and no crawl space. The concrete bears on the soil across its whole footprint, which is efficient and cheap to build, and completely dependent on that soil staying put. Houston Black clay does not stay put. It swells as it takes on water and contracts as it dries, and in North Texas that cycle runs hard every year.
Crucially, it does not move uniformly. The soil under the shaded north side of a house holds moisture differently from the sun-exposed south side. A large tree pulls moisture out of one corner. A leaking supply line saturates another. The slab is rigid and the ground is not, so the slab bends until something cracks — usually the brick veneer or the drywall at a door corner, because those are the weakest points, not because those are where the problem is.
The work
How the repair works
Piering transfers the load off the moving clay and onto something stable deeper down. Two approaches dominate here:
- Pressed concrete pilings. Cylindrical segments hydraulically driven down using the weight of the house itself for resistance, until refusal. Common, relatively quick, moderate cost.
- Drilled or steel piers. Taken deeper, sometimes to load-bearing strata, typically specified where movement has been severe or where the engineer wants more certainty. More expensive, more disruption.
Piers go in at intervals the engineer specifies along the perimeter, and sometimes through the interior, which means cutting the floor. The house is then lifted in small, coordinated increments and shimmed to hold position. "Lifted" overstates it: the goal is rarely to restore the slab to perfectly level, because forcing an old slab back to where it started tends to crack it. The goal is to stabilize it and recover enough elevation that doors work and cracks close.

Why Carrollton insists on an engineer
The city requires a permit for all foundation repairs regardless of valuation, and requires the repair to be designed by a Professional Engineer, with an inspection on completion. That rule exists because piering done badly makes things worse. Lifting a single pier out of step with the ones either side of it can crack a slab that was structurally sound before anyone arrived. The spacing, the depth and the lift sequence are engineering decisions, not sales decisions.
Practically, this means the engineer should be involved before the work, producing a design, rather than afterwards producing a letter that blesses whatever was installed. If a quote treats the engineer as an optional line item, that is a signal about how the company operates.

Reading a piering quote
Quotes are usually priced per pier, which makes them look comparable when they are not. Before comparing two numbers, check that both include: the elevation survey, the engineered design, the Carrollton permit, the final inspection, interior piers if any are specified, and the making-good of floors and landscaping afterwards. A cheaper quote very often turns out to be a smaller scope.
Also check the warranty carefully. A lifetime transferable warranty is worth considerably more than a ten-year one, particularly if you may sell. How many piers will I need?
Nobody can answer that before an elevation survey. It depends on how far the slab has moved, where, and over what length of perimeter. Anyone who quotes a pier count over the phone is estimating from a ZIP code.
Will the cracks close up after the lift?
Many will partially close. Some won’t, and drywall and brick usually need cosmetic repair afterwards, which is often quoted separately, so check. A contractor promising every crack will disappear is overselling.
Can piering make the problem worse?
Yes, which is the reason for the engineering requirement. Incorrect installation, or raising one pier out of sequence with its neighbors, can crack an intact slab. This is the single strongest argument for not shopping on price alone.
How long does the work take?
Exterior-only jobs are frequently a few days. Interior piers mean cutting and reinstating floors, which extends it and is far more disruptive to live through. The permit and inspection add scheduling time at each end.
Do I need to move out?
Usually not for perimeter work. Interior piering in occupied rooms is another matter: expect dust, noise and rooms out of use. Ask for the sequence in writing so you can plan around it.
Should I fix drainage first?
Nearly always yes. Piers address the symptom; water movement in the clay is the cause. See drainage and moisture control. Doing it afterwards means paying twice for access.
Does my homeowner’s insurance cover this?
Usually not. Standard Texas policies exclude earth movement, which is precisely what clay shrink–swell is. The common exception is damage traced to a plumbing leak under the slab, where the leak itself may be covered even when the resulting foundation work is not. That distinction is worth establishing early, because it changes whether a plumber or an engineer should be your first call.
