Houston Black clay is a vertisol: a soil defined by shrinking and swelling as its water content changes. Wet it and it expands. Dry it and it contracts and cracks. Under a house, that is a slow hydraulic jack operating unevenly across the footprint.
Uneven is the operative word. If the whole footprint rose and fell together, nothing would break. Damage comes from one part of the perimeter being wetter than another for months at a time: a downspout discharging at the corner, a flowerbed watered daily against the wall, a slope returning runoff toward the house, or a mature tree drawing moisture out of one side through a dry August.
Stabilize the moisture and you remove the driver. That is not a substitute for structural repair where real movement has already happened, but it determines whether the repair holds.

- Surface grading. Re-establishing fall away from the house. Cheapest intervention, frequently the most effective, and routinely skipped.
- French drains. A perforated pipe in gravel intercepting subsurface water and carrying it away from the perimeter. Standard where a yard sheds toward the house.
- Downspout extensions. Discharging roof water several feet clear instead of at the slab edge. Unglamorous, cheap, effective.
- Root barriers. A vertical barrier between a tree and the foundation, so the tree draws moisture from elsewhere. Usually preferable to removing a mature tree.
- Soaker systems. A perimeter line keeping moisture consistent through drought. Consistency is the point, not volume.
- Bed and irrigation correction. Fixing planting beds and sprinkler zones that soak one wall daily while the rest of the house dries.
Order of operations
Why sequence matters financially
Drainage work is often done in the same ground the piering crew will excavate. Doing drainage afterwards can mean re-opening trenches you have already paid to dig and backfill. Where both are warranted, the engineer's design should sequence them together.
There is a second argument. Where movement is modest, correcting drainage and then re-surveying after a full seasonal cycle sometimes shows the house has stabilized on its own, and the piering scope shrinks or disappears. That option only exists if you do drainage first. Reverse the order and you have already bought the piers.

Will drainage alone fix my cracks?
If movement is modest and recent, sometimes. The house can recover a good deal of elevation as moisture equalizes. If it has moved substantially, drainage stops it worsening but will not lift it back. An elevation survey tells you which case you’re in.
Do I have to remove the tree?
Usually not. A root barrier between the tree and the house is the common answer, and it keeps the shade, which itself reduces soil drying on that side. Removal is a last resort.
How much does a French drain cost?
It scales with length, depth and where the water can legally discharge. It’s normally a fraction of a piering job, which is why it’s worth pricing before committing to structural work.
Can I just extend the downspouts myself?
Yes, and you should: it’s one of the few foundation-related jobs that’s genuinely a homeowner task. Get roof water several feet from the slab and you have removed a common cause for very little money.
