How this construction works
A pier and beam house sits above the ground rather than on it. Concrete or masonry piers carry wooden beams, the beams carry floor joists, and the joists carry the floor. Between the soil and the house there is a crawl space, typically not much more than a couple of feet.
That gap changes everything. On a slab, the concrete and the clay are locked together and the only remedy is to lift the whole assembly. On pier and beam, the structure and the ground are separate systems. If a pier settles, a technician can get underneath and adjust it. This is why pier and beam repair is generally less invasive, less expensive, and far more forgiving than slab piering, and why an old house is not automatically the worse buy.

What actually goes wrong
- Pier settlement. Individual piers sink into the clay, usually near the perimeter or under a load-bearing wall. Shimming or replacing the pier corrects it.
- Rotted or split beams and joists. Nearly always a moisture problem, and nearly always at the perimeter where water gets in.
- Sagging spans. Original framing on wide spans with no intermediate support, sometimes worsened by a later remodel that removed a wall doing more work than anyone realized.
- Crawl space moisture. Standing water or persistent damp, which drives the rot and can bring mold and pests with it.
- Undersized original piers. Common in genuinely old construction, where what was adequate for the original single-story house is not adequate after an addition.

Why the crawl space is the real story
In most older Carrollton homes the wood is fine and the piers are fine, right up until water gets under the house and stays there. Blackland Prairie clay drains slowly, so a crawl space that takes on water tends to hold it. Sustained humidity is what turns a sound floor structure into a soft one.
That means the durable fix is often drainage and ventilation instead of structural work: grading away from the house, functioning vents, a vapor barrier over exposed soil, and downspouts discharging well clear of the perimeter. Replacing a rotted joist without fixing why it rotted buys a few years at most.

A survey establishes the floor's actual elevations across the footprint. From that you get a map of which piers have dropped and by how much. Adjustment is then made in small increments, often over more than one visit, because raising a wooden structure quickly does the same thing to plaster and drywall that dropping it did.

That applies here as it does to slab work, and it is worth confirming your contractor is treating a pier and beam job the same way, not as informal handyman work.

Is pier and beam worse than slab?
No. Arguably better in this soil. Problems are visible, accessible and adjustable, and plumbing under the house can be reached without cutting concrete. The trade-off is that it needs periodic attention rather than none.
Why does my floor bounce?
Usually span-related, not a foundation fault: joists that are undersized or unsupported over a long run. Adding an intermediate beam or extra piers is a different job from leveling, and cheaper.
Should I convert to a slab?
Almost never. It’s enormously expensive, it discards the main advantage of the construction, and it puts your house directly onto the clay that caused the problem next door.
What about the smell from the crawl space?
Take it seriously. A musty smell reaching the living space usually means persistent moisture underneath, which is the precursor to rot. It’s a drainage and ventilation problem before it is a structural one.
Can I do the shimming myself?
People do, and it’s how a mildly uneven floor becomes a genuinely damaged one. Lifting without knowing the elevation map moves load onto members that were not carrying it. Get the survey first at minimum.
How often should it be checked?
A look under the house every few years, and after any prolonged drought or unusually wet winter. Cheap to inspect, expensive to ignore.
